Industry experts link the advancement directly to the implementation of publicly accessible dashboards that provide real-time market information, interactive maps showing unit-level sales, and standardized service fee schedules. These open-data tools enable institutional investors, market analysts, and developers to evaluate asset values, historical data, and operational expenses within a secure, structured environment.

    Authorities have been systematically digitizing real estate services while strengthening legal protections to attract international investments.     Rashed Al Omaira, Director General of the Abu Dhabi Real Estate Centre, confirmed that the goal is to position Abu Dhabi among the top 25 most transparent real estate markets worldwide by 2030. He emphasized that the next phase will focus on applying advanced predictive analytics and artificial intelligence to turn raw transaction data into actionable market insights. This approach aims to give institutional developers and fund managers clearer foresight regarding demand cycles, yield risks, and long-term asset performance across the city.

    To maintain its competitive edge against established international financial centers, regulatory bodies are expanding data disclosures to include alternative real estate sectors. Market coverage will grow to encompass specialized asset classes such as data centers, life sciences facilities, and student housing, which together represent 20 percent of global direct real estate transactions. Additionally, authorities plan to introduce mandatory energy performance standards and environmental disclosures for buildings, aligning local property assets with sustainability standards prevalent in top-tier transparent markets.

    Public Dashboards and Detailed Maps Enhance Market Transparency

    JLL executives observed that global real estate investment heavily favors transparent jurisdictions, with markets exhibiting high transparency accounting for over 80 percent of total direct investment flows worldwide. Mouhammad Takieddin, JLL’s Chief Executive for Middle East and Africa, pointed out that international capital flows are increasingly directed toward legal clarity, strong digital infrastructure, and reliable empirical data. Takieddin highlighted Abu Dhabi’s rapid institutional development as providing fund managers with the risk mitigation and operational stability necessary for large-scale investments.

    The 14th edition of the Global Real Estate Transparency Index, jointly produced by JLL and LaSalle Investment Management, confirmed that two-thirds of surveyed markets worldwide have improved their transparency levels. The recognition of Abu Dhabi as the world’s leading improver in the JLL real estate index underscores how structured governance reforms directly enhance sovereign competitiveness.
